Dholera SIR
Dholera SIR is a notified Special Investment Region spanning approximately 920 square kilometers. It is the first and largest of the eight “smart cities” being developed under the Delhi-Mumbai Industrial Corridor (DMIC).
The city is managed by Dholera Industrial City Development Limited (DICDL), a joint venture between the Government of India and the Government of Gujarat. Its goal is to create a global manufacturing and trading hub supported by world-class infrastructure.
The “Activation Area”
The first phase of development is focused on the 22.5 sq. km Activation Area. According to recent government updates, this area will be fully “ready for life” by June 2026, complete with operational hospitals, schools, and residential utilities.
Development Highlights
- DSIR, under Town Planning Schemes 1 to 6, covers an area of 422 sq km. Phase I covers 153 sq km of TP1 and TP2.
- Dholera Special Investment Region (DSIR) Construction in an area of 2250 ha has been initiated for industrial and residential zones.
- DSIR is strategically located between industrial cities of Baroda, Ahmedabad, Rajkot and Bhavnagar.
- DSIR is also connected to Delhi and Mumbai via NH8 & DMIC
- DSIR provides access to both the domestic and international markets and land parcels can be combined to get a contiguous area
Road Connectivity
- State Highway Upgrade: The existing 2-lane State Highway is currently being expanded into a 4-lane corridor to enhance local traffic flow and regional accessibility.
- Ahmedabad-Dholera Expressway: A dedicated 6-lane access-controlled expressway is under implementation. Notably, it will feature a massive 250m width throughout the Dholera SIR zone.
- DMIC Connectivity: Connecting Dholera to the economic hubs of Delhi and Mumbai, the 10-lane DMIC expressway is already more than 70% completed, ensuring world-class logistics
Rail Connectivity
- Ahmedabad-Dholera MRTS: A high-speed Mass Rapid Transit System is planned to connect DSIR with Ahmedabad, with all necessary land already acquired.
- Dedicated Freight Corridor (DFC): Dholera is directly integrated with the DFC network, ensuring high-capacity rail connectivity for efficient industrial logistics.
- Dholera Logistic Park Station: A dedicated railway station is proposed within the SIR to serve as the central hub for the Multi-Modal Logistics Park.
Sea Connectivity
- Worldโs First CNG Port (Bhavnagar): A sanctioned โน1,900 crore project developed by a UK, Mumbai, and Netherlands-based consortium.
- CNG Terminal Capacity: The upcoming terminal will handle 1.5 million metric tonnes of cargo annually.
- Pipavav Port Access: Located 200 km from DSIR, this nearest port handles container, bulk, liquid, and gas cargo.
- Major Port Links: DSIR is strategically connected to India’s leading maritime hubs at Mundra and Kandla.
Air Connectivity
- Dholera International Airport: A new greenfield airport is under construction, with Phase 1 expected to be operational by late 2025 or early 2026.
- Global Logistics Hub: Featuring two massive runways (3,200m and 4,000m), it is designed to handle the world’s largest aircraft and serve as a primary international cargo hub.
- Strategic Proximity: Located just 20 km from DSIR, it will provide seamless global access for industries while serving as a second airport for Ahmedabad
